These Terms and Conditions govern your access to and use of Serana websites and apps, including www.seranatx.com and book.seranatx.com, along with any affiliated pages or booking platforms, and your booking and stay at properties owned or operated by Serana LLC and its affiliates. “Serana,” “we,” or “us” means Serana LLC and its affiliates. “You” means the person accessing the Site and, if applicable, the person booking or staying at a Serana property and anyone in their party.
By accessing or using the Site you accept these Terms. These Terms become a binding contract at the moment you confirm a reservation through book.seranatx.com or any third party booking platform such as Airbnb. If you do not agree, do not book or use the Site.
When you book on book.seranatx.com, the act of clicking Book, Confirm, Pay, or any similar button is your electronic signature and acknowledgment that you have read and agree to these Terms. When you book through a third party platform, your confirmation on that platform constitutes your acceptance of these Terms in addition to that platform’s terms.
If you make a reservation for or on behalf of other guests, you represent that you have authority to bind your entire party to these Terms and you accept responsibility for their compliance. You agree to share these Terms with your party before arrival.
We may update these Terms at any time by posting a revised version on the Site, including www.seranatx.com and book.seranatx.com. Updates apply to new bookings made after the updated effective date unless otherwise stated.
• Guests must be at least 21 to book, or accompanied by a parent or legal guardian.
• A valid payment method in the booker’s name is required.
• Illegal substances are prohibited on Serana property.
• You are responsible for the conduct of your entire party and for complying with property rules communicated on the Site, in confirmation emails, and on posted signage.
You may book directly via book.seranatx.com or through third party platforms such as Airbnb. Platform terms apply in addition to these Terms. If there is a conflict, these Terms govern your relationship with Serana regarding your stay and use of Serana property.
Serana operates on rural, partially undeveloped land in Central Texas. Conditions may include uneven terrain, wildlife, insects, changing weather, and other outdoor hazards. Facilities such as shared kitchens, saunas, trails, glamping tents, Kampinas, and common areas are used at your own risk. You are solely responsible for exercising ordinary caution and for following posted rules and any guidance provided by staff.
Weapons. Weapons of any kind are prohibited, including firearms, air guns, tasers, pepper spray, ammunition, and replicas.
Smoking. No smoking or vaping inside any building. If you smoke, do so at least 25 feet from structures and dispose of waste properly. A 150 dollar fee per night of impact may be charged if smoke is detected inside a unit.
Wildlife and environment. Do not feed, touch, harm, or harass wildlife. Secure food and trash. Do not damage vegetation, structures, or natural features. You are responsible for taking reasonable measures against insects such as mosquitoes, ticks, and fire ants.
Cleanliness and damages. Keep spaces clean and return them in substantially the condition found. You authorize Serana to charge the payment method on file for excessive cleaning, repair, and replacement costs caused by you or your party, as well as for rule violations and fees disclosed in these Terms or on the Site.
You authorize Serana to place holds and charge your card or payment method for stay charges, taxes, fees disclosed at booking, incidentals, missing items, and damages attributable to you or your party, whether you booked via book.seranatx.com or a third party platform. Serana may assess reasonable costs based on repair or replacement value, professional invoices, or market estimates, plus a reasonable administrative fee.
You acknowledge that using shared facilities can expose you to contagious illnesses. Serana implements reasonable cleaning practices but cannot eliminate all risks. You remain responsible for your own health choices and precautions.
Activities such as hiking, sauna use, yoga, weight training, campfires where permitted, and other recreation involve risks including slips, trips, falls, heat exposure, dehydration, equipment failure, and wildlife encounters. Participation is voluntary and at your own risk. Follow all posted instructions and do not use amenities if you have health conditions that make participation unsafe.
YOU UNDERSTAND AND VOLUNTARILY ACCEPT ALL RISKS, KNOWN AND UNKNOWN, ASSOCIATED WITH OUTDOOR AND RECREATIONAL ACTIVITIES, RURAL CONDITIONS, WILDLIFE, WEATHER, TERRAIN, AND USE OF SERANA FACILITIES AND AMENITIES, INCLUDING THE RISK OF ILLNESS, PERSONAL INJURY, PROPERTY DAMAGE, AND DEATH.
To the fullest extent permitted by law, you, on behalf of yourself and your heirs, guests, and assigns, hereby release and forever discharge SERANA LLC, ITS AFFILIATES, OWNERS, MEMBERS, MANAGERS, OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AND AGENTS from any and all claims, demands, and causes of action arising out of or relating to your access to the Site, your booking, your stay, or your use of Serana property, facilities, or amenities, INCLUDING CLAIMS ALLEGED TO BE CAUSED IN WHOLE OR IN PART BY THE NEGLIGENCE OF ANY RELEASED PARTY.
This release does not apply to liability that cannot lawfully be waived, including gross negligence or willful misconduct where such waivers are prohibited.
To the fullest extent permitted by law, you agree to defend, indemnify, and hold harmless Serana LLC and the other released parties from and against all losses, liabilities, damages, claims, fines, penalties, costs, and expenses, including reasonable attorneys’ fees, arising out of or related to
• your breach of these Terms or of property rules
• injury to persons or damage to property caused by you or your party
• your use of the Site, property, facilities, or amenities
THIS INDEMNITY APPLIES EVEN IF A CLAIM IS ALLEGED TO BE CAUSED IN WHOLE OR IN PART BY THE NEGLIGENCE OF ANY INDEMNIFIED PARTY, to the maximum extent allowed by law.
The Site, property, facilities, amenities, and all information are provided on an “as is” and “as available” basis without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, quiet enjoyment, or noninfringement. We do not warrant uninterrupted or error free operation or that the Site or property will be free of harmful components.
To the fullest extent permitted by law, Serana will not be liable for indirect, incidental, special, consequential, punitive, or exemplary damages, loss of use, data, profits, or business interruption, even if advised of the possibility. Serana’s total liability arising out of or relating to the Site, your booking, or your stay will not exceed the total amounts you paid to Serana for the stay giving rise to the claim. Some jurisdictions do not allow certain limitations, so some of the above may not apply. Nothing in these Terms limits liability that cannot be limited under applicable law.
Failure to follow rules or instructions may result in immediate eviction without refund. Serana may refuse service or terminate a stay to protect health, safety, or property. Refund eligibility follows the cancellation and refund policies disclosed at booking or by the platform used, including book.seranatx.com if booked directly.
Serana is not responsible for delays, cancellations, or inability to perform due to events beyond its reasonable control, including weather, natural disasters, utility outages, epidemics, acts of government, labor actions, or equipment failure.
You and Serana agree to resolve any dispute arising out of or relating to these Terms, the Site, your booking, or your stay through binding individual arbitration administered by a reputable provider, under its commercial or consumer rules, in the State of Texas. Judgment on the award may be entered in any court with jurisdiction. You and Serana waive the right to a jury trial and agree that arbitration will proceed only on an individual basis. Class, consolidated, or representative actions are not permitted. You may opt out of this arbitration agreement by sending written notice within 30 days of your first acceptance of these Terms, as described on the Site.
These Terms are governed by the laws of the State of Texas without regard to conflict of laws principles. For any claim that is not subject to arbitration, exclusive venue and jurisdiction will lie in the state or federal courts located in Travis County, Texas, and you consent to personal jurisdiction there.
If any provision is found unenforceable, it will be modified to the minimum extent necessary to be enforceable and the remainder will remain in effect. Sections that by their nature should survive termination of your stay or use of the Site will survive, including assumptions of risk, release, indemnity, limitations of liability, governing law, dispute resolution, and payment authorizations.
These Terms, together with any supplemental rules and the booking confirmation, are the entire agreement between you and Serana regarding the Site and your stay and supersede prior understandings. In the event of a conflict, these Terms control as to your relationship with Serana.
